Downtown Blue Ridge Accommodations

No, The credit card must match the name reservation. The reservation/card holder must be 25 years of age or older and has to be at the cabin the whole duration of the stay. The reservation holder will also sign the Rental Agreement and be fully responsible for the reservation and the property they have rented.

Please note: As of October 7, 2016 we will no longer accept any other persons card except the reservation holder. The reservation holder is responsible for making the payment on their card. If you wish to use another guests card for the remaining balance (the security deposit or damage protection waiver is charged to reservation holder) then that person will need to sign the Rental Agreement as well as sign an authoriziation form and be assessed a $25 Processing fee per additional card.

AT&T and Verizon carriers are most likely to have service, however some cabins have zero service. A landline is provided for any emergencies.

Mountain Top Cabin Rentals is located in Blue Ridge, in the beautiful North Georgia Mountains. We are conveniently located on Highway 515/Appalachian Hwy, about 90 minutes north of Atlanta, via I-575. Directions are supplied with confirmed reservations. You can also see more explicit directions on our Directions page.

Our office is open from 9:00 am to 7:00 pm Monday-Friday.  We are open 10:00 am to 3:00 pm on Saturdays and are closed on Sundays.

Mountain Top Cabin Rentals generally has a two-night minimum with the exception of the following:

  • Martin Luther King Jr Day Weekend - 3 night minimum
  • Presidents Day Weekend - 3 night minimum 
  • Memorial Day Weekend - 3 night minimum
  • Independence Day weekend - 4 night minimum
  • Labor Day Weekend - 3 night minimum
  • Thanksgiving Holidays - 5 night minimum
  • Christmas Holidays - 5 night minimum 
  • New Years Holidays - 4 night minimum
  • June, July, October, November - 3 night minimum for entire months

A one night stay may be available upon last minute request. (By last minute, we are referring to the day that you want to check in) Please keep in mind the cleaning fees are the same regardless the number of nights as the same amount of cleaning is performed. Even if a guest calls the day of we still cannot guarantee a one night rental, but we will do our best to accomodate you. Cleaning fees are non-negotiable.

Mountain Top Cabin Rentals allows online reservations and reservations by phone during office hours. Simply search the dates you are interested in, and choose your perfect cabin! In order to confirm a reservation we require a credit card (Visa, MasterCard, or Discover) to charge 50% of the grand total on the reservation. The second 50% is charged automatically to the day of check-in, paid by credit card only. We will charge your remaining balance automatically to the card originally used to   make the reservation the morning of arrival, at 10 A.M. Eastern Standard Time. Unfortunately, we cannot accept checks, money orders, or cashier checks for the second payment.

DPW (DAMAGE PROTECTION WAIVER)
 is a $45.00 non-refundable damage waiver that is added to every reservation. 
The DPF will cover up to $750 in accidental or inadvertent damages if and only if the damage/accident is reported at that time of occurance.


SECURITY DEPOSIT: Guest may elect to pay a $750 Security Deposit in addition to cost of rental in lieu of DPW. This money will be held until the Friday following departure. If there are no charges against this deposit the $750 security deposit will be refunded less a $40.00 processing fee.  If guest elects to pay the security deposit $710.00 will be the total refund if there are no damages, fees, or fines.


 ALL ONLINE RESERVATIONS will automatically be charged $45.00 DPW. If guest chooses the $750 deposit option, please list this request in comments section of the reservation. A reservation agent will follow up and adjust the reservation. THIS REQUEST MUST BE MADE AT THE TIME OF RESERVATION and once reservation is processed (booked, reserved) you will NOT be able to change to a security deposit. This is also listed on the Rental Agreement.



This is policy applies to ALL reservations made after Jan 31, 2017.

An All Inclusive Reservation Fee (processing and cleaning combined into a one-time, convenient fee) and 12% taxes will be added to each stay. The All Inclusive Reservation Fee varies for each cabin. 


Holiday Cleaning Fee - Additional $25 Cleaning Fee added automatically to reservations made for 4th of July (Independence Day Holiday), Thanksgiving Holiday, Christmas Holiday, and New Year’s Holiday


Multiple Card Policy: If another guest in the party would like to pay the remaining balance, or make any payments with their card (Anyone other than the original reservation holder and their card) will be subject to a $25 convenience fee for each additional card

Check in is anytime after 3:00 pm on the day of check-in.  Check out is no later than 11:00 am the day of departure. An early check in may be possible but we cannot guarantee this. Early check in will depend on availability and our cleaning schedule. 

Yes!!  As our customers, you receive discounts at the best local shops, restaurants, and activities.  When you arrive, you will receive an exclusive travel guide to the area, made by us expecially for our customers.  Inside the travel guide, you will find discounts ranging from free gifts to 10% off of your purchase! 

If something happens that you must cancel, you must notify Mountain Top Cabin Rentals 14 days or more prior to the check in date for a full refund minus a $50 Cancellation Fee. If cancellation is made between 13 and 3 days prior to check in date, you will receive a full refund minus a one nights rent Cancellation Fee. No changes can be made to your reservation within 3 days prior to your arrival.  If you must cancel within 3 days prior to your arrival date, no monies will be refunded, and you will be responsible to pay any balances due for your cabin rental.   Unfortunately we cannot be responsible for cancellations due to circumstances beyond your or our control.

If you need to change the dates of your stay you will be charged a $10 rescheduling fee.  However, no rescheduling can be done within the 3 days prior to your arrival.   

Some of our cabins are “pet friendly” and are so designated by the cabin’s owner. These cabins do not allow any dogs over 60 lbs overall, with certain cabins having a lesser weight limit (please inquire about those properties) and we do not allow more than 3 dogs per cabin. Any pets must be pre-registered. If a cabin is designated “pet friendly” there will be a $35 fee if a pre-registered pet occupies the property. If a pet is discovered not registered, or occupying a “non-pet friendly” property, the guest may be assessed a minimum of $100.  Unfortunately, we cannot allow any cats at our properties.  Please be considerate of non-pet friendly cabins, as many of our owners and guests have children with severe allergies who cannot be exposed to pet dander.  

You must be 25 years or older to rent a cabin.  The person who rents the cabin must be a member of the party coming and must remain the entire duration of the stay.  There are no exceptions to this rule.

When you book your cabin, you will be provided with the directions to our office.  On the day you check in, you will come to our office location.  We will then give you the key and directions to your cabin.  Most cabins are approximately 10 minutes from the office.  If you plan to arrive after business hours or on a Sunday, you will be provided with alternate check in instructions in which you will pick up your key and directions from an “After Hours Check In Box” located at our office. 

All that is necessary to bring is clothing and personal toiletries. Your cabin will be stocked with an initial supply of toilet paper, trash bags, dishwasher soap, and bath soap. All kitchens are fully stocked with utensils. However, it may be a good idea to bring or pick up paper towels, laundry detergent, and coffee filters as these are not always provided.  There are a number of major food stores in the area, such as Ingles & Food Lion, and many good restaurants in the Fannin County area.

No, we are in the mountains. Roads can be steep, curvy, graveled, and not all are paved. Many of the roads leading to the cabins are gravel roads.  The vast majority are easily accessible, however, with any normal car, SUV, or truck (unless stated on the cabin listing).  Low profile vehicles or sports cars are not recommended for cabins with gravel roads. Only certain properties are available to bring a small trailer too, please inquire with agents. We have many cabins that do have paved access if needed. 


Friendly note: Please keep in mind local opinions of what be would considered "gentle" or "not very steep" may be different that yours. We are transparent and honest with our guests in all aspects, but it is sometimes difficult to gauge what guests consider "steep" or "not steep" as guests opinions, experiences, and point of views differ greatly. Please do keep in mind when you visit our area, (Fannin County/Blue Ridge) you may experience various elevations from what are considered flat/gentle and extremely steep/curvy/narrow. Guests rarely report issues with access roads to our cabins as we are very upfront about each cabins access road and we list which cabins require 4x4 access very clearly.

Fireplaces are in use from October 1st to April 30th.  Fireplaces cannot be used from May 1st to September 30th.

An initial supply of firewood is provided at cabins with wood-burning fireplaces, during the fall and winter months. After the initial supply is used, additional wood is the responsibility of the guest.  Absolutely NO fires are permitted outside, unless the property is fitted with a fire ring. Cabins are very close to the woods, and building a fire outside of a designated area is very dangerous and is against the law.  No firewood is provided during the spring and summer months of May through September.

We do not expect you to clean the cabin, but you will be provided with checkout instructions upon arrival that we ask you to follow to ensure the cabin is left in safe condition.

You can purchase beer and wine at the local grocery stores and convenience stores.  Several local restaurants also serve beer and wine.  Blue Ridge is considered a dry county, and you cannot purchase liquor in this area.  Ellijay, however, is 15 miles south of Blue Ridge and does sell liquor.  

We are  very particular about the cleanliness of our cabins and our hot tubs.  The hot tubs are completely drained after every single rental.  The filters are taken out and cleaned, and the hot tub is completely wiped down and cleaned with professional cleaners.  The hot tub is then filled with fresh water and fresh chemicals.

Blue Ridge is a beautiful area with activities and adventures for all ages.  You can simply relax and take in the breathtaking views and vistas, or you can partake in all of the action and adventure Blue Ridge has to offer.  Take a nostalgic train ride into Tennessee on the Blue Ridge Scenic Railway, do some shopping in downtown Blue Ridge, catch a fish in one of our pristine streams or rivers, hike through the Cohutta Wilderness, take a lazy river float down the Toccoa River, battle the rapids while Whitewater Rafting, take a stroll through the woods on horseback, zip through the treetops on a Canopy tour, soar through the sky on a helicopter tour, sip some wine and listen to great live music at a local winery, enjoy a live production at the Blue Ridge Community Theater, or go boating, canoeing, or kayaking!  There are endless opportunities for fun and adventure in Blue Ridge, and we would love to share it with you!
